Good morning, people! Welcome to your morning cup with Chuck, where I help you get inspired, educated, and motivated, so all you think are positive thoughts. Today, on The First Cup KC, I have a very special guest, Jennifer Barner. She is a Washburn University graduate, a John Maxwell coach certified, a former sales representative for IBM and Microsoft, and the founder of Lighthouse Ventures, a successful real estate investment company. Let’s give a warm welcome to Jennifer Barner!

We’re honored to have you. Can you tell our listeners a little bit about yourself, Jennifer Barner?

Sure, that’s a big question, but I’ll try to keep it simple. When I was growing up, I was adopted, and I was blessed with the best parents in the world. My dad was always there, cheering me on, telling me I can do anything I want to do as long as I stay focused, get good grades, and keep my eye on my goals. Thanks to his guidance, I ended up working for two big companies, IBM and Microsoft. Along the way, I never anticipated having children, but life blessed me with four amazing kids. Luckily, my husband had a good job that allowed me to stay at home and raise them for the past 20 years. As my daughter approached college, I realized I needed to re-enter the workforce. At the time, I wasn’t sure what I could do or who would want to hire me at that stage of my life. That’s when I was introduced to a rich dad event, and it opened my eyes to passive income and the idea of real estate investing. I fell in love with the concept and started building rental homes, which eventually led me to multi-family properties. It has been a blessing in my life, and I feel like I’m just getting started.

Have you ever been to a Than Merrill event or any similar real estate conferences?

No, I haven’t attended a Than Merrill event, but I am familiar with the Rich Dad program, and it has played a significant role in my real estate journey.

That’s great to hear! Now, let’s dive into why real estate is your chosen path. Could you share why you decided to invest in real estate?

For me, real estate was always intriguing. I loved the idea of buying and selling properties, and I had a passion for decorating our home. When I discovered that I could use my IRA funds to invest in real estate, I was fascinated. It felt like a novel concept because I have a finance degree, but no one ever taught me about using my IRA to buy real assets. I had been putting all my money in the stock market for over 20 years. Realizing I could invest in tangible properties sparked my interest even more. I started flipping homes during the hours my kids were in school, allowing me to explore my passion for real estate and discover who I wanted to be in the next chapter of my life. My husband was supportive and encouraged me to go for it, even if it seemed scary. And here we are now, owning over a thousand doors as active and passive investors.

That’s impressive! How did you make the shift from single-family homes to multi-family properties?

After I joined the Rich Dad program, I was excited but also overwhelmed with the amount of information I had to absorb. It felt like going back to college, learning as much as possible. However, after about three months, I realized that I had enough knowledge to take the plunge and buy my first property. I didn’t want to wait two years to take action. That decision opened the doors to investing in multi-family properties, and I haven’t looked back since.
